Its important to understand how the sale takes place. When a seller first lists with an agent to sell a property the commission structure is agreed upon upfront. The seller signs that they will pay a set amount regardless of whether the buyer uses an agent or not to represent them.

The seller usually agrees as follows:
1.  to pay a total listing percentage usually 6-7%.
2. How the percentage will be paid. Typically the entire percentage to be paid is split into three parts.

a) Selling agent to receive 3% upon selling to a party with a buyers agent and that buyer agent is paid 3%.

b). Buyer agent to receive 3% upon selling to a party represented by an agent.

c.) If buyer is not represented then the Sellers agent will keep the entire 6%. unless seller agrees to renegotiate the listing contract. The Selling agent when presented with a buy that is not represented will have to arranged an agreement  wherein they will become only a Transactional Broker (or a third party referee) to the deal.

The point were trying to make here is that a Buyer should be represented because the chances of a Selling Agent renegotiating the commissions to the favor of a price reduction so as to give a discount to a non represented buyer are slim to none.

Most of the time the Selling Agent will only change the deal with their seller so long as they keep the entire 6%. Its an exception for a non represented buyer to think otherwise.
